Fire protection distances

Fire protection distances are legally prescribed minimum distances between structures or property boundaries that serve the purpose of preventive fire protection. These distances are intended to prevent the spread of fires and keep escape routes clear.

Significance for racking systems

In warehousing, fire protection distances play a decisive role in the planning and construction of racking systems. Especially when installing high-bay warehouses, the building regulations of the respective state building code (e.g. ยง 30 MBO) must be strictly adhered to. These regulations govern both the distances to the property boundary and the minimum distances between individual storage sections.

Fire protection in high-bay warehouses

Fire protection distances are particularly important for fire protection in high-bay warehouses, as the high storage density and building height entail particular fire risks. Adequate clearances make this possible:

  • Effective firefighting by the fire department
  • Prevention of the spread of fire to neighboring areas
  • Sufficient escape and rescue routes for employees
  • Protection of neighboring buildings and properties

Legal basis

Compliance with fire protection distances must already be taken into account during the planning phase of new storage facilities and warehouses. Subsequent changes to existing buildings on neighboring properties generally have no influence on the distance requirements for new buildings. However, the building supervisory authorities can order appropriate measures in the event of specific fire hazards.

Early consultation and careful planning, taking into account the applicable fire protection distances, is essential for the successful implementation of warehouse projects and the operational safety of the racking systems. Effective and legally compliant fire protection for a high-bay warehouse therefore requires consistent compliance with all clearance regulations right from the design phase.
